Our services
The agency Genting2 d.o.o. Pula provides the following services:
1. Intermediation in real estate sale:
- market processing, collection of offers for real estate sales and execution of a brokerage agreement for the real estate sale
- market processing, collection of enquiries i.e. prospective buyers, execution of a brokerage agreement and on-site inspection with the potential buyers
- if a buyer expresses his/her interest in purchasing a property, we bring the buyer in contact with the seller and, in presence of our agency’s representative, negotiations will be conducted to close the deal
- after setting out the conditions by both parties, i.e. the seller and the buyer, a real property sales agreement will be executed
- certification by a notary public
- registration in the land register
- takeover of the property
- submission of the property transfer tax (when applicable)
- assistance in submitting the sales/purchase agreement for the requirements of the use of electricity, water, public utilities; municipal taxes, and other utilities
- provision of other services upon request of the seller or the buyer
2. Intermediation in rental and lease of properties of any kind:
- market processing, collection of offers for real property rental or lease and execution of a brokerage agreement
- finding a tenant for the real property rental or lease and execution of a brokerage agreement
- with the tenant
- bringing in contact the landlord with the tenant, negotiations about the essential terms and conditions of the contract, closure of the legal transaction
- execution of a rental or lease agreement
- certification by a notary public
- submission of the agreement to the tax authority
- takeover of the property
- registration with the electricity, water, and other utilities - assistance
- all other services as requested by the property owner and the tenant i.e. lessee
3. Consulting services:
- finding potential investors in the construction of investment properties
- consultancy in relation to the obtaining of the building permit
- consultancy in relation to the selection of a certified designer for the design of the building
- consultancy in relation to the obtaining of the certificate of completion and compliance
- consultancy in relation to the selection of the contractor
- consultancy in relation to the selection of the supervising engineer
- consultancy in relation to the provision of all other services upon request of the client
4. Assistance with the formation of a sole proprietorship or a company in the Republic of Croatia:
- contact a notary public that would prepare a draft of the document required for the registration of a sole proprietorship or a company for the person potentially interested in the formation of a sole proprietorship or a company
- following the obtaining of the decree of incorporation, suggest to the company owner appropriate premises for the seat of his/her company
- suggest to the owner several accounting companies for accounting and bookkeeping services, and perform other activities as required by the company owner
5. Provision of services in relation to the obtaining of the Approval of the Ministry of Justice of the executed sale/purchase agreement:
- drawing up of the sale/purchase agreement and getting it certified
- preparation of the power-of-attorney and a draft of the document for the Ministry of Justice
- obtaining of the personal identification number (OIB)
- certification of all documents by a notary public
- registration of the contract in the land register upon receipt of the decree from the Ministry of Justice
6. Representation of the client in all other property-related activities
PRICE LIST FOR OUR SERVICES:
1. Commission for intermediation in a real estate sale 3% of the agreed price
2. Commission for intermediation in a real estate purchase2% of the agreed price
3. Commission for intermediation in a real estate rental i.e. lease, one monthly rental fee by each contractual party
4. Commission for intermediation in a real estate sale i.e. purchase at a value of up to 50.000,00 Euros – the commission fee amounts to 1.000,00 for each party
5. provision of services in relation to the obtaining of the decree from the Ministry of Justice
EUR 950,00 for each case
6. provision of consulting services3% of the agreed i.e. charged price of the construction of the property
7. for provision of all other services as requested by the principal – price by arrangement
